When is rent due?

Rent is due between the 1st and the 5th of each month.
All rent must be paid by 5:00 PM on the 5th.

When are late fees applied?

At 5:01 PM on the 5th, a $100 late fee is added.
If rent is still unpaid by the 11th, we: File for eviction, and Charge an additional $10 per day beginning on the 11th until rent is paid in full.

How long do repairs take?

Emergency issues are addressed immediately. All other requests are reviewed within 24 hours and typically resolved within 3 business days.

All maintenance requests must be entered through your Zillow tenant portal.

Who handles lawn care?

Tenants are responsible for all lawn and yard care.
If grass exceeds 8 inches, Jabez Estates may hire a third-party company to cut the lawn, and the cost will be billed to the tenant.

Who handles snow removal?

Tenants are responsible for all snow and ice removal, including sidewalks and driveways.

Do you allow pets?

No. Pets are not allowed in any Jabez Estates property.
If an unauthorized pet is discovered: A $500 violation fee will be charged, and The landlord may file for eviction due to lease violation.

What utilities are included?

None. Tenants are responsible for all utilities, including but not limited to:

Gas, Electric, Water, Sewer, Trash, Internet, Any municipal service required
